St. Simons Island Condo Sales: September 2026

All 12 St. Simons Island condo closings from September 1–21, 2026 — prices, days on market, and why condos are selling slower than houses.

Twelve condos closed on St. Simons Island between September 1 and 21. If you own one — or you're shopping for one — here's exactly what they sold for.

  • Median sale price: $407,500 (range $250,000 to $625,000)
  • Sellers received 94.0% of list price
  • Median days on market: 166
  • Only 1 of 12 closed at full list price

Condos are taking longer than houses

The median condo took 166 days to sell. Single-family homes on the island took 76. That's the biggest gap I'm watching right now.

Condo sellers also gave up more — about 6% off list on average, versus about 3% for houses. Ten of the twelve had been on the market more than 70 days.

Part of what's going on: condo buyers are asking harder questions. Insurance costs, HOA reserves, special assessments, and the rental rules for each building. A condo that can answer those questions up front sells faster.

Beachfront still has a floor

Two one-bedroom units on Ocean Boulevard closed at $447,500 and $457,000. Small units near the beach and the Village are holding value — the buyer pool for them is steady.

At the other end, several two-bedroom units in older complexes away from the water sold between $250,000 and $355,000. That's the island's entry point right now.

Note: Captains Walk at 798 Mallery Street ($860,000) closed this month too, but it's classified in the MLS as a townhouse, so it's not included above.

If you own a condo here

Know your building before a buyer asks. Get the HOA budget, reserve study, insurance summary and rental policy together before you list. Buyers are walking from units that can't produce them quickly.
