Welcome to the first Dewey's Deal of the Week.

Here's the idea — every week I pick one St. Simons condo worth a closer look, and I tell you the truth about it. Not "stunning," not "won't last." The real story: what you get, what it costs to own, and who it's actually for.

This week it's Skiff Landing, Unit B7 — 100 Blair Road.

The short version

  • 2 bedrooms, 2 baths, 905 square feet
  • Top floor, with vaulted ceilings and an oversized private rear deck
  • Fully furnished — everything you see in the photos stays, right down to the decor
  • Community pool and a landscaped pond
  • $334,000, with a $450/month HOA
  • Right next to Redfern Village — walking distance to dinner

What actually caught my eye

Three things, and none of them is the price.

First, it's genuinely turnkey. Not "we'll leave a few pieces" — the furniture and the decorations in the photos all convey. Bring your suitcase and you're home. Furnished condos that are truly move-in ready are rarer here than you'd think.

Second, it's a top-floor unit. Vaulted ceilings, no one walking around above you, and that big back deck for the evenings.

Third — and this is the one I'd sell you on — the location. Skiff Landing sits right next to Redfern Village, close enough to walk. Coffee in the morning, the bookshop on a slow afternoon, and dinner without moving your car: Wolf Island Oyster Co., Gnat's Landing, Bubba Garcia's, Fancy Q Sushi, Catch 228. That kind of walkability changes how you actually use a place.

The part you'll appreciate: monthly rentals only

Skiff Landing doesn't allow nightly vacation rentals — the minimum is monthly. I think that's a feature, not a limitation.

It means no constant weekend turnover next door, no revolving door of short-stay traffic. The community stays quiet and settled. And if you ever decide to rent B7 out yourself, you're dealing with longer, steadier tenants instead of managing a nightly calendar. (As always, confirm the current HOA rental terms in writing before you count on any rental plan — I'll help you get those documents.)

The honest read on price

I'll always give you the real numbers, even when they complicate the pitch.

Over the last year and a half, units in Skiff Landing have sold in a range — roughly $287,500 for a two-bedroom this past July, up to $375,000 for a larger three-bedroom in early 2025. B7 sits toward the upper end of the two-bedroom range at $334,000.

So this isn't a below-market steal, and I won't tell you it is. What you're paying a little more for is the fully-furnished, top-floor package — and for the right buyer, that convenience is worth real money. For someone else, it might make more sense to buy an unfurnished unit and spend less. That's exactly the kind of math I'll run with you before you ever write an offer.

Who this is right for

  • A second-home buyer who wants a coastal place they can lock and leave
  • A downsizer who's done with yard work and outdoor stairs
  • An investor who likes the steadiness of monthly-minimum tenants
